Located on a prime commercial stretch, the property housed an old building leased to a bank at meagre rentals. The property enjoyed strong visibility and regular footfall, yet its financial performance did not reflect its location strength. The structure was dated and underbuilt, and the long-standing lease locked the asset into low returns. The land held far greater commercial promise than what the existing setup was delivering.
What the Owners Were Looking For
The brief from the ownership was clear. They wanted to leverage the land’s full commercial value and step away from the low-yield rental arrangement. A modern building that matched current tenant expectations was essential. The focus was on creating a stable, long-term rental income stream rather than short-term leasing gains. Since the owners were based outstation, they also wanted the entire process handled professionally, from redevelopment to leasing to ongoing management, without day-to-day involvement from their side.
Making Way for a Modern Commercial Space
Redevelopment emerged as the most effective way forward. The old structure was replaced with a contemporary commercial building designed for multi-tenant occupancy. The new facility took shape as a G+2 structure with a built-up area of around 12,000 square feet.
Design planning prioritised practicality with efficient floor layouts, strong frontage, and ease of access. The property was equipped with ample parking to support tenant and customer traffic, along with full power backup to ensure uninterrupted operations. All statutory approvals and compliance processes were handled end-to-end by B&M, covering design coordination, authority clearances, and construction supervision. This single-window management approach kept the project streamlined for the owners.
The building was completed, rebranded as ‘Tathastu’ and handed over in May 2025, with occupation following immediately through coordinated tenant fit-outs and onboarding. But support extended beyond construction and B&M managed the property through dedicated rental operations, including tenant coordination, rent administration, maintenance supervision, and day-to-day oversight. This ensured the owners could benefit from the asset’s performance without being drawn into operational responsibilities.
